Real Estate Project Manager


Company Background

A San Francisco family office is the owner, investor, and developer of a diverse California real estate portfolio. The portfolio includes four unique world-class hospitality assets and a collection of luxury residential properties. Investing its own capital, the company has significantly expanded its portfolio in the last few years and is continuing to build an exceptional hospitality business. The company is an entrepreneurial and creative place to work where team members can have a major impact on the portfolio.


The Position

This position is an opportunity to lead construction and project management across the firm’s residential and commercial real estate projects. The candidate should have a strong construction and project management background, be a creative problem-solver, and be able to provide organized and timely reporting to the company principal.


Key Responsibilities

  • Identify, contract with, and supervise third-party contractors for development, redevelopment, and capital projects including, where appropriate, engaging small non-union contractors and craftspeople
  • Contract with various design team members on an as needed basis;
  • Manage any permitting with the local jurisdiction;
  • Manage and coordinate construction including developing project budgets and schedules;
  • Inspect and evaluate construction;
  • Review and approve payment applications; including any proposed change orders
  • Develop project cashflow;
  • Create and maintain detailed project plans for each asset;
  • Provide regular reporting on the status of each project and asset;
  • Solve one-off challenges that may arise in the property portfolio;
  • Track Unconditional lien releases with each pay application.

Qualifications

  • Minimum five years’ experience in construction, including construction management, general contracting, development, or property management.
  • Ability to work and solve problems independently.
  • Highly organized with strong attention to detail.
  • Ability to read, understand, and administer construction plans and contracts.
  • Ability to use Excel, Word and possibly project management software
  • Strong time management skills.
  • Smart, curious, and enthusiastic about learning new things and developing creative solutions to problems.

Compensation

$105,000 to $135,000, plus bonus and benefits.

Workplace

Hybrid work schedule which will include remote work, in-office work (our office is located on Telegraph Hill in San Francisco), and travel to properties in Northern and Southern California.
