Job Description:

    

A Construction Project Manager for Hawthorne Construction will play an integral part in the success of our company. All aspects of the construction project will be overseen by this person and they will be entrusted to make day to day decisions that reflect the core values of our company. The Construction Project Manager’s diverse skill set will focus on, but not be limited to, the following categories:
 
  • Preconstruction
    • Participate in site design with the Civil Engineer. Coordinate the site layout with our development team, manage any special site requirements, coordinate the permitting process
    • Establish contact with the project utility provider(s) in order to assist the site subcontractor with permitting, design and scheduling, etc.
    • Manage the relationship with the architect and design professionals as it relates to the project(s). This will involve coordination of details to our site supervision as well as facilitating the RFI process with our suppliers and subcontractors
    • Assist the Hawthorne development team in building the pro forma and bank budget for the project
    • Manage the entire construction permitting process
    • Work in conjunction with the Hawthorne design team to ensure that all selections are made in a timely manner and those selections are being quoted accurately
    • Manage the vetting, negotiating and contracting of all subcontractor and supplier agreements relative to the project(s)
    • Actively pursue new suppliers and subcontractors to use on our new construction projects
    • Manage other professional relationships that will be relevant to the success of the project(s). These will include, but not be limited to the following: insurance, safety, lending, legal, property management, ownership / investors
  • Safety
    • Ensure that job safety requirements are understood and implemented by ALL project personnel, subcontractors and suppliers
    • Continually strive for a Zero Injury site
    • Will coordinate review of trade subcontractor’s safety program and MSDS information with the Construction Manager
    • Monitor and correct ALL safety hazards as they occur on the jobsite
    • Will work closely with our 3rd party safety inspector as well as our insurance representative to establish site “best practices” regarding safety procedures and OSHA compliance
    • Will maintain current and accurate records as it relates to safety and OSHA compliance
  • Construction
    • Will understand the plans, specifications, schedule and estimate so any issues may be addressed early in the construction process
    • Will understand the subcontractors and their respective scopes of work
    • Will visit each construction site as often as necessary
    • Will be available to work with the Hawthorne accounting department on processing / approving pay applications and invoices
    • Will be responsible for reviewing and approving the monthly draw schedule for the lender
    • Will be responsible for the change order and back charge process as it relates to the project(s)
    • Will develop an overall construction schedule with the respective site Construction Manager and will coordinate building delivery schedule with the Hawthorne property management team
    • Will manage the site Construction Manager and Construction Superintendent
    • Will work closely with the Hawthorne property management team on close out procedures.
    • Will assist the Hawthorne property management team on any warranty items that may arise after closeout and turnover of the property
    • Will assist on any and all construction tasks necessary for completion of the project
    • Will maintain regular correspondence updates with members of the development and construction teams – both verbal and written
  • Professional
    • Maintain honesty and integrity in all tasks
    • Mentor and train other employees as necessary
    • Treat all persons on our jobsites with respect and courtesy
    • Monitor spending and be fiscally responsible
    • Always be in compliance with all OSHA standards – lead by example
  • Job Requirements
    • College degree strongly preferred
    • 10+ years of wood framed multifamily construction experience
    • Team player with all field supervision, project management, company administration and all trade partners
    • OSHA trained
    • Ability to remain calm, focused and effective under time pressure situations
    • A self-starter with strong leadership skills and the ability to multi task
    • Believes in ownership and accountability
    • Proficient with Windows operating systems and associated software
