Job Description:

    Under General Supervision of the Project Superintendent, The Project Manager is the Company’s representative assigned to the responsibility and authority for daily coordination and directing of the project so that it is safe, within budget, on schedule, to the Company’s quality standards, and to the customer’s satisfaction.  To accomplish this, he or she must conceptualize a plan on how he or she is going to construct the project and must ensure that the daily and weekly activities are consistent with this plan under direction of the Project Superintendent.

    The experience and capabilities of the Project Manager will directly influence the delegation of authority and responsibility by the Project Superintendent.  The Project Manager and Superintendent will work as a complementary team where the sun of their efforts is greater than their individual efforts. The Project Manager will generally concentrate on long-range planning, problem solving, and logistics so that the project’s Superintendent can concentrate most of his time on the daily and short-range direction of the project.

DUTIES AND RESPONSIBILITIES

  • Safety – Safety planning is to be included in all pre-job planning and considered foremost in the daily operations. All project, governmental and company safety regulations and requirements shall be enforced by the superintendent.
  • Job Planning – Development and implementation of the pre-job plan. Make course corrections to the plan as required.
  • Scheduling – Participate in the project scheduling to the extent necessary to ensure that it is “his schedule” and that it complies with the job planning.
  • Mobilization – Complete specific tasks as assigned in pre-job planning sessions.
  • Organize to fit talents of the assigned Company personnel and recruit to the extent that he or she is able to supplement these personnel.
  • Coordinate and supervise all Company work forces on the project.
  • Coordinate and schedule all subcontractors.
  • Develop form detailing and special construction methods for job efficiency.
  • Maintain accurate time keeping and cost records.
  • Expedite vendors and subcontractors on a daily and weekly basis.
  • Material Receiving – be sure that material received is properly inspected for quantity and quality, and that the receiving tickets are properly signed and coded and forwarded to Accounting.
  • Quality Control
  • Employment of laborers and craft persons – The Superintendent has the authority to hire and fire all hourly paid personnel under his direct supervision.
  • Provide layout and elevations of site project.

EMPLOYMENT STANDARDS

Ability to:  Perform detailed work accurately, independently and against deadlines. Organize and maintain effective and cooperative working relationships. Learn to use specialized construction software for tracking construction documents.  Use tact and good judgment in responding to requests for information. Prioritize work and handle a variety of and several activities and projects simultaneously, compose correspondence, reports, minutes, forms, etc., from brief instructions.  Use initiative and shows motivation within established guidelines.

Education & Experience:  Bachelor’s Degree in Construction Management or engineering.  Work experience in part time or internship desirable.

Special Requirements:  Possession of a valid California Class C Motor Vehicle Operator’s License.  

Highly desirable Skills:  Knowledge of construction programs – Primavera, Suretrak, Prolog, Procore and QuickBooks.
